Main Tasks & ResponsibilitiesMain Job Responsibilities:
- Lead the update and maintenance of facility management SOP Lead the update and maintenance of facility management process
- Lead the global annually FP -SCORE survey and related audit Lead the annual headquarters' assessment of the management performance of facilities in China and related audits
- Lead the evaluation of real estate needs in terms of quantity and functionality annually and make real estate renew/change plan Evaluation of the quality and functionality of the company's offices and other office facilities and development of renewal/replacement plans
- Support on global real estate approval process for optimization projects, including but not limited to new lease, renewal, expansion and disposal. Lead and assist the headquarters in the project approval process for office facilities, including not limited to leasing/renewal/expansion/clearing, etc.
- Manage approved projects, including but not limited to lease acquisition/renewal/disposal / fit-out and relocations through to completion Manage approved portfolio optimization projects including leasing/renewal/clean-up etc. and fit-out and relocations through to completion
- Communicate with real estate consultant/ landlord, evaluate real estate analysis and support on process for Real Estate Project. In real estate projects, communicate with real estate consultants, evaluate analysis reports, and support internal processes of the company
- Be responsible for the building sourcing for relocation project and leasing contract negotiation. Responsible for the building selection of each branch and the negotiation of lease contracts
- Develop and maintain project cost database and achieve continuous cost saving. Develop and maintain a database of project costs and strive to achieve cost savings
- Drive the adoption/ introduction/optimization of new concepts for workplace strategies in projects promotes the introduction, promotion and optimization of new concepts of workplace strategies
- Support on best practice implementation on all China projects. All projects
- Seek to continuously improve processes, systems and overall client satisfaction
- Provide direction/information to vendors, facilities staff and service providers as required ensuring excellent coordination/execution of work with minimal disruption, as needed. and implementation
